Life in the Big City can become stressful not to mention the commute to Downtown!

Most people have a dream to get away from it all and purchase their own acreage. There is a lot to be said for living out in the country on acres of land, but you have to be sure that it will work for you and your whole family.

Now is a good time to start searching, mainly because of the weather, and you get to walk the land, to look for wet areas. Remember, unless you can afford to hire people to maintain your property for you, you can expect to spend several hours per week keeping up with things. The more acres you have, the more work there can be, but you may find this part of the lifestyle rewarding.

Before we help clients purchase we always check on the zoning and what is around the property, is there any future developments planned.  Both the Foothills County and Rural Rocky View County are really good for having a discussion on what might be happening.  Pre-warned is Pre-Armed as they say!  We don’t like any surprise’s for our clients.

So there is a lot of homework for us to do. If you are considering building a Custom Home and get a great deal on the land, the cost of bringing services to it can be costly. Check out high- speed internet capabilities, access to schools, your church, and the nearest shopping areas.

It is better to have a good experienced Rural Realtor and Custom Home builder to guide you through the process because it is important to keep on a budget.

An important part of the process for ourselves and your Real Estate lawyer is to look for any restrictive covenants. They may prevent you from parking your trailer or subdividing later.

Upscale sub divisions can easily have restrictive bye-laws to keep the area pristine and looked after (not to mention looking after everyone’s investment)!

If you buy a large acreage it may be zoned Farm & Ranch or Agricultural, and you may be able to use the land for extra income. You could consider allowing people to stable their horses for a fee perhaps.

The location is a huge part of the purchase, remember though that Urban sprawl is always at work and in a decade or so you may be closer to the City than you like. The good news maybe is that your land value will go up! But again research, ask questions, seek advice.
